What Size Air Conditioner Do I Need for My Utah Home?
Picking the right size air conditioner is one of the most important decisions you'll make when replacing a system, and it's also one of the easiest to get wrong. Bigger is not better, and neither is guessing based on your neighbor's unit. Here's how sizing actually works for a Utah County home, in plain language.
What "size" means for an air conditioner
AC size is measured in tons, which has nothing to do with weight. One ton equals 12,000 BTUs of cooling capacity per hour. Residential systems in our area typically run from 1.5 tons up to 5 tons, moving in half-ton steps (2, 2.5, 3, 3.5, and so on).
The goal is to match the system's capacity to how much heat your home actually gains on a hot day. Too small and it runs constantly without keeping up. Too big and it short-cycles, cooling the air fast but shutting off before it removes humidity or evens out temperatures between rooms.
The rough rule of thumb (and why it's only a starting point)
Contractors sometimes use a ballpark of roughly 500 to 600 square feet per ton for our climate. That would put a typical 2,000-square-foot Lehi home somewhere around 3.5 to 4 tons. A smaller 1,200-square-foot home might land near 2 to 2.5 tons, and a large 3,000-square-foot house could need 5 tons or a two-system setup.
Use those numbers to sanity-check a quote, not to make the final decision. Square footage alone ignores a dozen factors that matter a great deal in Utah, and two identical-sized homes can need different equipment.
Why Utah's climate changes the math
Our summers are hot but dry. That low humidity is actually good news for sizing, because a big part of an AC's job in humid climates is pulling moisture out of the air. Here, cooling is mostly about handling raw heat gain, which lets systems run efficiently when they're sized correctly.
A few local factors that push sizing up or down:
- Altitude. Most of Utah County sits between 4,500 and 5,000 feet. Thinner air affects heat transfer, and a good installer accounts for it rather than sizing a unit as if it were at sea level.
- Sun exposure and windows. West- and south-facing walls with large windows soak up a lot of afternoon heat. A home with big windows facing the Wasatch sunset gains more heat than a shaded, well-oriented one.
- Insulation and age. Newer builds in Saratoga Springs and Eagle Mountain often have tighter envelopes and better insulation than a 1980s home in Orem, which means they need less cooling per square foot.
- Ceiling height and layout. Vaulted ceilings and open great rooms add volume that has to be cooled.
The right way: a Manual J load calculation
The industry-standard method for sizing is called a Manual J load calculation. Instead of guessing from square footage, it adds up the real heat gain of your specific home: square footage, insulation levels, window type and orientation, ceiling height, air leakage, local design temperatures, and even how many people live there.
A proper load calc takes some effort, which is why some installers skip it and just match whatever size was there before. That's a mistake if the old unit was wrong to begin with, or if you've since added insulation, replaced windows, or finished a basement. What goes wrong when the size is off
Too big is the more common error, because it feels safe. An oversized AC cools the thermostat area quickly, then shuts off. That short run time means:
- Uneven temperatures, with hot and cold spots between rooms
- More wear from frequent starts and stops
- Higher upfront cost for capacity you never use

Too small shows up on the hottest weeks of July. The system runs nonstop and still can't hit the thermostat setting, which drives up your power bill and puts constant strain on the compressor. If your current AC struggles only during heat waves, undersizing (or a system that's simply worn out) may be the reason.
Should you just match your old unit?
Not automatically. If your previous system kept the house comfortable for years without running constantly or short-cycling, matching that size is a reasonable baseline. But confirm it with a fresh look at your home, especially if you've made any changes since it was installed. Homes that were oversized decades ago shouldn't stay oversized just because that's what's on the old label.
Don't forget the ductwork and airflow
A correctly sized AC still underperforms if the ductwork can't move the air. Undersized or leaky ducts choke a system, and adding a bigger unit to a strained duct system usually makes things worse, not better. A thorough assessment looks at return air, duct sizing, and airflow, not just the outdoor unit. If your home has rooms that never quite cool down, the ducts may deserve as much attention as the equipment.
Sizing and the heat pump question
